The renewal of Fenwick Estate

Fenwick estate is a Lambeth Council estate in Clapham North built in 1960s consisting of over 430 homes set in a mix of linear and courtyard blocks. surrounded by walkways that connect homes with playgrounds and green spaces with all cars kept to the periphery.

The estate is close to Clapham North Underground station on the North Line and Clapham Overground station.

The estate was identified as needing to be renewed to bring the homes up to a standard that residents deserve now and for the future.

There are different ways of renewing estates including full refurbishment and retrofit, the demolition and rebuilding of the estate or a combination of both.

In 2017 the council assessed demolition and rebuilding as the best option for your estate, however, a lot has changed since that decision was made including changes to building regulations, the council’s commitment to net zero, substantial increases in how much it costs to build new homes as well as the Council decision to close its own fully owned and controlled housing development company Homes for Lambeth (HFL) to enable new affordable homes to be delivered more quickly and effectively.

This means we are now looking at what is the best way for the council to renew your estate.

What is Estate Renewal?

This refers to a programme to improve an estate. It could include improvements to your homes and buildings, the built environment (such as pavements or green spaces) or other local amenities. This is sometimes referred to as estate regeneration.

How does the council decide how to renew my estate

To determine the best renewal option for your estate, the Council will undertake an Options Appraisal process in summer/autumn 2024 which is where each of the different ways we could renew the estate are assessed against a set of important criteria.

What stage of the renewal process is my estate in?

We are undergoing the Options Appraisal process for your estate from July 2024. The process is now estimated to to complete, ending in late 2026 when the Council is expected to make a recommendation about which renewal option to take forward for Fenwick estate.

Bryan Kneale sculpture restoration

The ‘Slatehook sculpture opposite the sports court will be undergoing restoration in June so you will be seeing some scaffolding and conservators on the estate.

The sculpture was initially created in 1961 by artist Bryan Kneale (1930 – 2012) and was commissioned by London County Council as part of the Patronage of the Arts Scheme to place contemporary artworks in the newly built schools, public buildings and estates which were needed after war time damage, these artworks were intended to bring the community together. The artist was given no brief and the sculpture was inspired by the artists birthplace on the Isle of Man and its ancient standing stones.

After many years, the sculpture is showing signs of deterioration and will now be restored as part of a project by Heritage of London Trust in partnership with Lambeth Council to preserve the sculpture for future generations. Richard Rogers Conservation will be carrying out the restoration on site at the estate and also install an interpretation panel so that residents and visitors can find out more about this unique sculpture.

We will be holding a celebratory event later this year to mark the restoration, which we will inform residents about in the coming months.
