
The renewal of Fenwick Estate
Fenwick estate is a Lambeth Council estate in Clapham North built in 1960s consisting of over 430 homes set in a mix of linear and courtyard blocks. surrounded by walkways that connect homes with playgrounds and green spaces with all cars kept to the periphery.
The estate is close to Clapham North Underground station on the North Line and Clapham Overground station.
The estate was identified as needing to be renewed to bring the homes up to a standard that residents deserve now and for the future.
There are different ways of renewing estates including full refurbishment and retrofit, the demolition and rebuilding of the estate or a combination of both.
In 2017 the council assessed demolition and rebuilding as the best option for your estate, however, a lot has changed since that decision was made including changes to building regulations, the council’s commitment to net zero, substantial increases in how much it costs to build new homes as well as the Council decision to close its own fully owned and controlled housing development company Homes for Lambeth (HFL) to enable new affordable homes to be delivered more quickly and effectively.
This means we are now looking at what is the best way for the council to renew your estate.
What is Estate Renewal?
This refers to a programme to improve an estate. It could include improvements to your homes and buildings, the built environment (such as pavements or green spaces) or other local amenities. This is sometimes referred to as estate regeneration.
How does the council decide how to renew my estate
To determine the best renewal option for your estate, the Council will undertake an Options Appraisal process in summer/autumn 2024 which is where each of the different ways we could renew the estate are assessed against a set of important criteria.
What stage of the renewal process is my estate in?
We are undergoing the Options Appraisal process for your estate from July 2024. The process is now estimated to to complete, ending in late 2026 when the Council will make a recommendation about which renewal option to take forward for Fenwick estate.

Following the options appraisal events held recently, we are still keen to gather as much feedback as possible on the options shared with residents.
You can view the information boards shared at the events here and leave your feedback through the survey link below if you haven’t already done so.
We are still reviewing and collating survey results, and will be aiming to release key surveys documents along with a FAQ document responding to the key questions raised at the events in early 2026.

We will inform you about the dates for the next stage resident consultation in early 2026.
The survey will close on 31 January 2026.
