Denby Court (NHX)

A 0.51 hectare redevelopment brownfield site in Kennington comprising two vacant buildings at 99 Denby Court and 109 Lambeth Walk, previously used for temporary accommodation and a day centre. The redevelopment of the site will deliver approximately 141 new homes of which, at least 35% will be affordable housing.
The planning application received GLA stage II approval in January 2024 and permission was secured on the signing of the Unilateral Undertaking in November 2024 (a set of planning obligations intended to mitigate the impact of the development). Changes have been made to meet the requirements of the Building Safety Act and further changes are likely as part of any fresh planning application.
What stage is the project in?
The Council has now appointed Vistry Group as the Development Partner for Denby Court.
The procurement process for a Development Partner started in January 2025.
Denby Court will be the first project in a portfolio of six new homes sites being delivered by the Council’s preferred Development Partner.
