Consultation on how the Council proposes to allocate the newly built homes at Billy Cox House (Fenwick Place)
What is the council proposing?
Instead of allocating the new homes at Billy Cox House (Fenwick Place) to Lambeth residents on the council’s housing list, the Council is proposing that secure tenants living on Fenwick should have the first priority.
The council is proposing to prioritise Fenwick secure tenants because this is a commitment the Council has made for a number of years and also reflects that some Fenwick tenants may have been disturbed by the construction of the new homes.
There will be 22 new homes available of the following size and type:
- 7 x 1 bedroom 2 person homes
- 3 x 1 bedroom 2 person( wheelchair adapted homes)
- 8 x 2 bedroom 4 person homes
- 2 x 3 bedroom 4 person homes
- 2 x 4 bedroom 6 person homes
How the council is proposing to prioritise the allocation of the new homes:
Because we think there could be more Fenwick Estate secure tenants who want to move into the new homes than there are homes available, we are proposing to divide tenants into a number of priority groups.
If, once everyone in priority group one has been offered a home, there are still homes available, the remaining homes will be offered to those in priority group two. This process is repeated with each group until all the homes are allocated.
The council is proposing to allocate the new homes in the following way:
- First priority – Secure tenants living on Fenwick Estate who are underoccuyping (have more bedrooms than they need and want to move to a home with less bedrooms) or have an urgent medical need to move.
- Second priority – Secure tenants living on Fenwick estate who are severely overcrowded (have at least two less bedrooms than they need).
- Third priority – Secure tenants living on Fenwick estate who have a non urgent medical need to move or have one bedroom less than they need.
- Fourth priority – Secure tenants living on Fenwick estate whose current home meets their households needs but would still like to move to a new home.
- Fifth priority – Secure tenants who used to live on Fenwick estate but have moved away but have an option to return
- Sixth priority – Households on the councils housing waiting list – this would include households living in temporary accommodation.
*Medical need will be assessed by the council’s allocations team in the same way all applicants for a council home are assessed.
